Guest Terms and Conditions


All properties we manage are individually owned. Rates and minimum stays may vary. Quam Properties Hawaii, Inc. reserves the right to change quoted rates prior to confirmation of reservation. Rates are subject to change without notice. Rates are based on a 7-night stay, appropriate cleaning fee will be added to all stays.

Maximum Occupancy

(Includes children) Studios-2, One Bedroom-4, Two Bedrooms-6, Three Bedrooms-8. Individual unit maximums may vary.

Deposit and Payment Requirements

All bookings require a 50% credit card deposit to confirmation reservation and full payment is required sixty days prior to arrival date.

Processing Fee

All reservations will be automatically charged a 5% processing fee on the total amount of rental.


You may cancel outside the Thirty (30) days prior to your arrival for a refund of your deposit minus a $100 cancellation fee. Cancellations after full payment due date are non-refundable unless dates are resold (less $100 fee). No refunds are made for un-used nights regardless of cause. This only applies to the bookings within the year 2022 30 day cancellation fee.) Due to Covid-19, we are continuing the cancellation policy to outside of 30 of arrival.

Taxes and Registration Fees

State of Hawaii Transient Accommodations Tax (13.25%) and General Excise Tax (4.167%) are charged on all reservations. Homeowner Association check-in fees may apply to some properties.

Maid Service

Daily maid service is not included in the rental rate. Housekeeping services are provided at an additional cost. All rentals are clean and stocked with linens and starter supplies but not replenished. Starter supplies include: laundry soap, dishwashing soap, dishwasher detergent, paper towels, toilet paper, tissue, bar soap and hair conditioner, and trash can liners.

Damage & Property Damage Protection

Guests agree to abide by all house rules. The Property Damage Protection of $59 dollars covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1500. Should damage exceed $1500 all damages or missing items caused by guests will be the responsibility of the guest to repair, replace, or reimburse. Should the owner have to sue for damages, the guest will be responsible for all court costs, damages, and attorney fees that will be charged to the credit card on file. If during your stay at one of our Rental Properties, an Insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1500. All our rental accommodations are non-smoking. Smoking is not permitted in any units.

Check-In Procedures

Check-in is at 4:00 PM. Check-out is by 10:00 AM

Early check-ins and late check-outs in all cases require prior approval and are subject to fees.

Liability and Disclosure

Quam Properties Hawaii, Inc. manages properties for individual owners. Each Owner furnishes their property as they desire. Reservations are considered short term leases/rentals with the individual property owner. Problems rarely occur but accommodations cannot always be controlled. Quam Properties Hawaii, Inc. reserves the right to substitute alternate accommodations of similar type up to and including the day of arrival. All reservations are subject to cancellation or change for reasons including, but not limited to, strikes, acts of God, failure of guests to vacate as scheduled, owner occupancy, and sale of properties. Deposits will be held in client trust accounts, any interest earned shall become the property of Quam Properties Hawaii, Inc. Terms and conditions are subject to change without notice.
